GoHighLevel for real estate agents: what it handles, what it costs and when Follow Up Boss fits better

Last materially reviewed 2026-10-03

Quick answerGoHighLevel suits agents and realtors who want lead capture, texting, calling and follow-up in one flat $97 per month account. Teams that live on portal leads should compare Follow Up Boss.

Is GoHighLevel a good fit for real estate agents and realtors?

GoHighLevel works for real estate agents who need one place to capture a buyer or seller inquiry, reply within minutes by text or call, and keep following up for months. It is a general sales and marketing platform, not a real estate CRM, so the fit depends on where your leads come from.

HighLevel's own real estate page describes a CRM with one inbox for text, email, calls, social and chat, workflow automation for nurture, funnels for listing pages and home valuation offers, review requests, and Custom Objects for keeping properties and transactions next to contacts. It also offers a Real Estate Agent Snapshot, a ready-made template with a website, forms, calendars, workflows, email campaigns, ads and social posts. If you are new to the product, start with whether GoHighLevel is really a CRM.

The lead job an agent needs done, matched to HighLevel features

An agent's lead problem is timing. Inquiries arrive during showings, and most buyers are months from a decision. These are the parts of HighLevel that map to that job.

Which plan a solo agent or small team needs, and a worked monthly cost

A single agent or one team needs only one sub-account, so Starter is enough. Every plan includes unlimited users, which matters when a team grows. Prices below were read on HighLevel's pricing page on 3 October 2026 and can change.

HighLevel plans as read on 3 October 2026
PlanPriceMain difference
Starter$97 per month or $970 per year3 sub-accounts, unlimited contacts and users
Unlimited$297 per month or $2,970 per yearUnlimited sub-accounts
Agency Pro$497 per month or $4,970 per yearSaaS Mode and rebilling with markup

Texts, calls, phone numbers and emails are billed on top from a prepaid wallet. Here is a worked month for a solo agent with 60 new leads. Assumptions: each lead gets five one-segment texts and sends two back, and the agent makes 40 outbound calls of three minutes.

Worked example: solo agent, 60 new leads in a month (US rates read 3 October 2026)
ItemCalculationMonthly cost
Starter planFlat fee$97.00
Local phone number1 x $1.15$1.15
A2P campaign fee, Low Volume Mixed UseRecurring$1.50
Text messages420 segments x $0.00747$3.14
Outbound calls120 minutes x $0.0166$1.99
Total$104.78

Add a one-time A2P brand registration of $22.50 for a low volume brand. HighLevel's fee article says carrier per-message fees also apply and vary, so they are not in the total. The cost worksheet lets you swap in your own lead numbers.

The limitation that matters: portal leads and IDX are not documented as built in

Many agents buy leads from property portals or run an IDX website. On the HighLevel pages read for this guide, IDX appears only in a customer testimonial, and no native portal connection is described. What is documented is a generic Inbound Webhook trigger, which means a connector tool or custom setup sits between the lead source and HighLevel.

That is workable, but it is one more thing to build and test. Before paying, send one test lead from each real source and confirm it creates a contact and starts the right workflow.

When Follow Up Boss is the better choice

Follow Up Boss is built only for real estate. Its pricing page lists IDX websites, Facebook Lead Ads and over 200 more lead sources and apps, plus a Zillow add-on, and says every plan has unlimited contacts, lead sources and integrations.
